Frequently Asked Questions
Selling your house by yourself (FSBO) is entirely achievable, but it requires substantial effort and research. Here's how you can do it:
- Understand Your Market: Gain a thorough understanding of your local real estate market. Determine the current value of your home as-is. Avoid overestimating its value based solely on personal preferences, such as aesthetics.
- List on MLS: Pay a flat fee to list your property on the Multiple Listing Service (MLS), which can significantly increase your home's visibility to potential buyers.
- Effective Marketing: Learn how to market your property effectively. Utilize online platforms, social media, and traditional marketing methods to reach a wide audience.
- Negotiation Skills: Develop strong negotiation skills to ensure you get the best deal possible. Be prepared to handle tough questions and negotiations with potential buyers.
- Open Houses: Host open houses to showcase your property. Be prepared to answer questions from potential buyers and address any concerns they may have.
- Legal Knowledge: Familiarize yourself with all the laws and regulations related to real estate transactions in your area. This knowledge will help you navigate the process smoothly and avoid potential legal issues.

No! We can buy houses in any price range if the numbers make since to us and we are able to make a little bit of money
If the title search has already been completed, we can close within 3 days. If the title search has not been completed, we can close in as little as 7 days if we expedite the title search, and the lender can send the payoff information needed back to the attorney quickly.
Yes, we can buy tenant occupied properties. However, we may ask for a rent roll to see if they have been paying rent on time and when the lease expires because of the risk factor. We will always honor the lease and not put tenants out of the house.
Yes! We can allow you to remain in the property for up to two months after closing to allow more time to find a place to live or move your things out. If you get post possession of the house, you will be required to pay market rent for the time you remain in the property. Additionally, a part of your proceeds will be retained in escrow by the attorney until the property is delivered vacant.
At this time, we do not buy mobile homes located inside a park. Any mobile or manufactured home we buy must be built after 1995 on private land and have a permanent foundation.
Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any (the average time to sell a property in many markets right now is 2-6 months) and then take a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 3-6% of the sale price of your house (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent). Agents provide a great service for those that can wait 2-6 months to sell and who don’t mind giving up some of that sale price to pay for the commissions. But that’s where we’re different: We’re not agents, we’re home buyers. Our company actually buys houses. We don’t list houses. Since we’re actually the one buying the house from you, and we pay with all cash… we can make a decision to buy your house within a couple of days (sometimes the same day). Again, we make our living by taking the risk to buy the house with our own cash, repair the house, and market it ourselves to find a buyer (which is the hard part in this market).
This is what makes us stand out from the traditional method of selling your house: There are NO fees or commissions when you sell your house to us. We’ll make you an offer, and if it’s a fit then we’ll buy your house (and we’ll often pay for the closing costs too!). No hassle. No fees. We make our money after we pay for repairs on the house (if any) and sell it for a profit (we’re taking the risks here on whether we can sell it for a profit or not, once we buy the house from you… the responsibility is ours and you walk away without the burden of the property and its payments… and often with cash in your hand).
Great question. We’re not agents, and we don’t list houses. We are professional home buyers: We buy houses Atlanta that meet our purchasing criteria. From there we may repair the house and resell it to another homeowner, assign it to one of our partners, or keep it as a rental ourselves.
